Various home statistics are provided which indicate the state of the current real estate market and trend.
They are presented in an easy to understand visual chart format.
In most cases, each category data is presented with the county level data so you can compare each
category in relation to the county average. Have fun.
HOME MARKET INDEX (HMI)
This shows you our proprietary HOME MARKET INDEX.
A higher number indicates a "slower" market. A lower number indicates a "hot" market.

DAYS-TO-CONTRACT
This shows you the average time it took for the sold properties to enter into a contract (often referred to as "Market Time").
A number somewhere around 45 would be considered a balanced market, historically.
However, this number is often lower than true "contract-to-date" figures due to the 'games' real estate agents play with listings.
The "balance" number may be lower or higher in different counties.
A higher number indicates a "slower" market. A lower number indicates a "hot" market.
INVENTORY MONTHS
This shows you the approximate home inventory months which exist in relation to the number of buyers in the market.
A higher number indicates a "slower" market. A lower number indicates a "hot" market.
A 2 to 3 inventory months is a fairly balanced market.
However, the "balance" number may be lower or higher in different counties.
AVERAGE SALE PRICE
This shows you the average sale price of homes that were sold in the category you are viewing.
Comment: Average Sale Price increase or decrease may not be indicative of changes in your area.
For example, if there are many new homes being sold in a city, the average sale price will go up
but may not be indicative of the general price sentiment for an existing home.
NUMBER (#) Sold - # Active
This shows you the approximate number of homes sold in the category you are viewing.
It also shows the number of available homes.
During a "hot" market, the gap tends to be small. During the "slower" marker, the gap is larger.
The stats are compiled to the best of our efforts. However, we disclaim any guarantee of accuracy.
You may not rely on this data to make purchase or sale decisions.
The stats are derived from Single Family data. Townhouse/Condo stats are shown separately.
Other types of real estate are excluded.
